Why a Buyer's Agent is in your Best Interest

No Buyer's Agent? - Everyone is working against you!

If you don't have a Buyer's Agent contract with the realtor you're working with then your agent is obligated by law to represent the best interests of the seller. As the buyer, part of your purchase price will pay a Co-Op Broker fee to pay your realtor to represnt the best interests of the seller against you. If you have a Buyer's agent contract in effect that Co-Op Broker fee will help pay you realtor to legally work for you.

Ken Champagne - make me your Buyer's Agent

Ken has been awarded the professional designation of "Certified Buyer's Representative" and will professionally guide you through every step of the home buying process, recommend other professionals for your mortgage, legal, inspection and home improvement needs. Ken says: "I treat your home purchase as if I were buying the property for myself. Call or email me or use the "Contact Ken" button to the left and together we will find the home you'll love and be proud to share with family and friends."

The Benefits of Buyer Agency

Although the typical agency agreement spells out the fiduciary duties an agent must fulfill for the seller, the buyer is often left, in a sense, as not being fully represented. However, buyers too have the option of being represented exclusively by their own agent. Consider the following benefits.

LOYALTY:

  • The real estate agent must act in the best interest of the home buyer.

    OBEDIANCE:

  • Must follow the lawful instructions of the principle buyer.

    ALL DISCLOSURE OF MATERIAL FACTS:

    Examples, but not limited to:
  • Relationships between agent and other parties
  • Existence of other offers
  • Status of earnest money
  • Sellers financial condition or situation
  • Property's true value or worth
  • Commission split with other brokers
  • Legal effects of important contract provisions

    CONFIDENTIALITY:

Any discussions, facts, or information that should not be revealed to others but does not include responsibility or fairness and honesty in dealings with all parties.

    ACCOUNTING IN DEALINGS:

Reporting of where any money placed in the hands of the broker is kept.

    REASONABLE SKILL AND CARE:

  • Perform a market anaylsis of the property you want to purchase.
  • Helping the buyer arrive at a reasonable offer price.
  • Negotiate with the seller to obtain the best terms for the buyer.
  • Affirmatively discovering material facts and disclosing them to the buyer.
  • Investigating the material facts related to the sale.
