Many people see a For Sale sign or a listing on the internet and make the mistake of calling that agent. The agent who's picture is on the sign or their name is on the listing sheet is known as the Listing Agent. The Listing Agent has a legal obligation to serve the best interest of the seller, always and without exception. In other words, the Listing Agent's job is to give the buyer the worst deal possible. Don't tell the Listing Agent anything that could be used against you: like - Oh, we could afford that.
Does this mean that if you go to another realtor you will get a better deal. Not always. The Selling Agent can work either as a sub-agent to the seller, like in the old days, or as a Buyer's Agent. A sub-agent of the seller will throw you under the bus just like the Listing Agent. But a Buyer's Agent is your legal agent and will always work in your best interest.
